Septic Inspections

Know What You Are Buying Before You Sign.

A septic system is one of the most expensive things on a property and one of the easiest to hide. We open it, test it, document it and hand you a report you can give to a lender, an agent or a seller.

What Is Included

A Real Inspection, Not A Glance At The Lid.

Plenty of inspections amount to somebody looking at the yard and writing that the system appears functional. That is worth nothing at a closing table. We pump down where needed, run water through the system and watch how it actually behaves under load.

You get photos, measurements and a clear statement of condition, including anything that is going to need money in the next few years.

  • Tank located, uncovered and opened
  • Sludge and scum levels measured and recorded
  • Baffles, effluent filter and distribution box inspected
  • Drain field walked and evaluated for surfacing or saturation
  • Flow test run through the system
  • Lift station and pump tested where one is present
  • Written report with photos and a condition summary

Requirements vary by county and by lender. Even where it is not required, buyers increasingly ask for one, and having it in hand keeps a deal from stalling.
